When you book a stay with us at Windlestraw Guesthouse, you’re agreeing to the following terms. They’re here to keep things clear and fair for everyone.
Bookings & payments
A booking is only confirmed once we’ve received your deposit or full payment (depending on the booking method).​
If you book through a third-party site (e.g. Airbnb, Booking.com, etc.), their terms will also apply.
Cancellations & Refunds
Service Fee: All refunds are exclusive of the 3% service/processing fee, which is non-refundable.
Cancellation by Guest

10+ days before arrival: Full refund (minus 3% service fee)

5–9 days before arrival: 50% refund (minus 3% service fee)

0–4 days before arrival or no-show: No refund
Early Departure No refunds will be issued for unused nights after check-in.
Cancellation by Host: If we must cancel due to unforeseen circumstances, guests will receive a full refund (minus 3% service fee).
Date Changes: Date changes must be requested 7+ days before arrival and are subject to availability.
Check-in & Check-out
Check-in: From 3 PM - 8 PM
Check-out: By 11 AM
Please let us know if you’ll arrive outside these times. We’ll do our best to accommodate.
Guest Responsibilities
Please treat our home and other guests with respect.
Smoking is not permitted inside the property.
Pets are not permitted without prior approval. Guests wishing to bring a pet must contact us before booking. Please note that resident cats live on the property.
Parties or events are not permitted.
Maximum occupancy per room is 2 persons.
Guests are responsible for any damage caused during their stay.​
House Rules & Facilities
Guests have access to free parking, free Wi-Fi, and tea and coffee facilities in rooms.
Quiet hours begin at 10:00 PM and end at 7:00 AM.
Liability & Safety
We’ll do everything we can to make your stay safe and enjoyable.
However, we can’t accept responsibility for accidents, loss, or damage to personal belongings unless caused by our negligence.
Please ensure your travel insurance covers your stay.
changes to your booking
In rare cases (e.g., unforeseen maintenance issues), we may need to adjust or cancel a booking. If this happens, we’ll offer an alternative date or a full refund.

We respect your privacy. Any personal information you share with us is handled in line with our Privacy Policy.
Governing Law
These Terms & Conditions are governed by the laws of Scotland.
